Market Analysis

A market analysis begins with me taking a look at your house and discussing with you what you have done to the property, as well as any changes that are still to come. I then compile data on other homes that have sold, of a similar kind, quality and location as yours. Adjustments are made, based on those homes, and a suggested price range for selling is the result. I can put my findings in a written form for you or I would be glad to discuss the results with you personally. Ultimately, however, the price at which you list your home is your decision.

Based on past experience, I am glad to suggest changes you could make to your home that may help it sell better. Our firm also has access to people with experience in staging and interior design and we would be glad to assist you in making an appointment with them, in order to make your home even more visually appealing.

If you are selling, or considering selling, your home we would appreciate the opportunity to list it for you. One of our most important policies is, "Don't keep your house a secret". If you do not have a sign in your yard, pictures on the internet or advertisements in local newspapers, the majority of potential buyers will not know that it is for sale. We also share your listing with the other Realtors in Larned within 30 days. If we are not getting much activity on your listing, this may occur even sooner. Multi-listing the property means that even more people are working for you and hopefully your house will sell faster as a result.

Please know that we do our best to pre-qualify our buyers, so that each showing has the best possible potential.

We advertise our listings in the Tiller and Toiler, Rocket and Pelican Press newspaper publications. You can also find our current listings on this website (www.clockrealty.com) and on a comprehensive list that is sent to a database of potential buyers quarterly.
